Analysis of site, existing assets, constraints and economic goals. The project strategy comes from here, before any form.

Concept & feasibility
Massing options, areas, yields and first cost estimates. The concept is tested against numbers, not only images.

Integrated design & BIM
BIM coordination with structures, services and external consultants. A single model to control quality, quantities and programme.

Permits & funding
Management of applications, relations with authorities and heritage bodies, access to public funding and development grants.
05
Site supervision & interiors
Site control, executive detailing, material selection and interior art direction through to handover.
